The Valuer-General released land values for 2.6 million properties across NSW on 8 January 2020. The land values are for the value of the land only and reflect the property market at 1 July 2019. Here are the assessments for "Riverbend".
So how much is $1,080,000 plus $474,000 for just the land? $1,554,000!
Add a large two-storey brick house, a freestanding brick "library"/media room, a workshop-laundry-outdoor bathroom, a self-contained guest cottage, a three-bay utility shed, a pond house, two gazeboes, a jetty, fencing and landscaping, and what do you get?
The Valuer-General's valuations confirm it: "Riverbend" is a bargain!
(but wait until the end of next year when we, with the rest of Nelligen, are connected to water and sewer and property prices will really jump!)
