Own a piece of Nelligen's history and Nelligen's future! A unique picture postcard opportunity on the banks of the picturesque Clyde River. The freehold block has two buildings: a commercial café and a 3-bedroom residence.
It's been eight years since Benny Housiaux sold it for $710,000. We still miss his innovative merchandising of placing DUREX right after Chupa Chups and before Panadol. At least he's got the chronology right!
Benny had bought the old store in 1998 for $200,000, and constantly had his magnanimity tested by customers quoting "Blue fish blowing bubbles" which, according to his website, entitled them to a free Coke (I tried it and was nearly handed over to the authorities for verbal shoplifting ☺).
He tried to sell it again in 2009 but no luck. Then, in April 2010, it burnt down and, with a bit of help from the insurers, a new store arose from the ashes which Benny then tried to sell for over $800,000. He had to wait three years before he found a buyer in October 2014 at $710,000.
"Blue fish blowing bubbles", when you place any takeaway order over $4, to receive a free can of Coke! |
Rumours have it that it is now going to auction at around two million. The ad says, "... only premises in Nelligen able to operate a business under its historical right of trade". I've never heard of a "historical right of trade" and there's another shop across the road which its owners haven't bothered to rent out. As for "... providing an excellent rental return", to pay an excellent rent depends on making an excellent profit in the first place which has been a challenge for the current lessee.

P.S. It sold on 1 September 2022 for a rumoured $1.45 million and, it is also rumoured, to the same buyer(s) who had bought the adjoining old Steampacket Hotel only six months earlier for $1.6 million - click here!
